I couldn't believe it 10 or 15 years ago they came out with another amazing product that created problems for my home. Elastomer paint is so good that it can create problems because it seals anything you paint with a rubber-like coating. I was not the only one with problems with this product.
I built a two-story room in our home and used this type of paint without any problems at all. I painted the fascia board before I installed it with an oil-based alkaloid primer and then painted it with elastomeric paint. By painting the whole wood before installing it, I had sealed it properly. This worked for my service and this is the only way I installed new fascia boards today.
It wasn't until I painted the rest of the home with elastomer paint that I started to have problems with. When I built the room extension, I installed the metal's flashing and roofing material in the right way, that was not the case on the existing roof of our home, at one level.
I do not yet realize it, but while I painted the fascia board, the edge of the ceiling was not properly installed in any places around the bottom of the roof. This is where most of the water runs off the roof, because the edge of the metal was not properly installed and the top of the fascia board was not painted at all. The top of the fascia board began to absorb water as it struck off the ceiling.
The elastomeric paint did an excellent job of keeping the moisture inside the wood, where some latex colors would have allowed the moisture to escape through it. Sometimes the fascia board frowned and needed to be replaced.
I never had any problems with the second story fascia board that was installed and painted properly. If you are really looking for an excellent color for your fascia board, you can use elastomer color if you want. I doubt if I will ever use this kind of color again, because of the problems I have had with the past.
I know of some painters who do not use anything other than elastomeric color, but this is really too good a painting product and I have also seen other problems with it as well. Most problems associated with this color are due to improper use of paint or poor building methods from other contractors.
Elastomer color is really a wonderful product, but it is almost too good to use unless the home is built properly in the color applied over the entire surface of the product without leaving any small holes or cracks exposed.
